Feasibility – Is your purchase a sure thing?
When determining the feasibility of a property purchase it is important to carry out all searches which will objectively and rationally uncover the strengths and weaknesses of the proposed venture. Searches reveal the opportunities and threats as presented by the environment, the resources required to it carry through, and ultimately the prospects for success. The two criteria to judge feasibility are cost required and value to be attained.
It makes sense then that when looking to make any large property purchase that you would undertake ALL relevant searches that would reveal any hidden problems which could adversely affect the purchase or devalue your investment. When carrying out any assessment to determine if the property is feasible or a worthwhile investment you need to ensure that you have all the information on hand to make the best possible decisions. Often with property purchases we are concerned with the things we can see and little thought is given to what is hidden or unseen. In recent times we have become more aware of hidden problems. For instance who wouldn’t do a termite investigation these days when making a property purchase? So what about other hidden unknowns? What other hidden factors could put your purchase at risk?

An unfortunate Surprise!
Imagine you have just bought your dream home. You have been planning the additions and little changes that make it yours before the ink was dry on the contract. As you implement your well thought out plans a few hiccups arise, a few unexpected expenses pop up, the dishwasher turns out to be a dud, the carpet isn’t as great as you thought it was…… This sets your the new paint job back by a few months and other plans take a backseat.
